Rooms and suites are contemporary hotel-style spaces rather than self-contained apartments. Confirmed room details include private ensuite bathrooms, air conditioning, non-smoking rooms, flat-screen smart TVs, free WiFi, and some rooms with scenic lake views. The Executive King Spa room has one king bed with a pillow-top, a lounge and dining area, and a refurbished bathroom with a shower over a spa bath.

For more space, the Lakeview Spa Suite is set in a private area of the resort overlooking the lake. It has a wrap-around patio, two separate bedrooms, and a lounge, so the room setup is more separated than a standard hotel room. The two-bedroom spa suite has a king bed in the main bedroom and two single beds in the second bedroom, with a shower over the spa bath.

The stay works well on site because Lincoln Downs Resort Batemans Bay has free parking, free WiFi, an outdoor swimming pool, a tennis court, a gazebo, and a licensed restaurant and bar in the building. The restaurant and bar look over the private lake and gardens, so meals can be kept within the resort instead of requiring a drive every time.

The location adds practical value without turning the stay into a city-centre hotel. Surfside Beach is listed as a 1.8 kilometre walk from the resort, and the property is just over a kilometre from Batemans Bay town centre. Lincoln Downs Resort Batemans Bay also has wedding and conference spaces, so it is suited to a resort stay where the room, parking, dining, and event facilities are all in one place.
